Property taxes help fund essential local services throughout Iron County, including schools, roads, fire protection, law enforcement, and other public services. Property taxes are based on the value and classification of each property and are distributed among the various taxing entities that serve the property.

How Property Taxes Work

In Utah, property taxes are administered at the county level. The Iron County Assessor determines the market value and taxable value of property, while the Iron County Treasurer collects property tax payments and distributes the revenue to the appropriate taxing entities.

Your property tax is generally calculated by applying the applicable tax rate to the taxable value of your property:

Taxable Value × Tax Rate = Property Tax Due

For a primary residence, Utah provides a 45% residential exemption, meaning the property is generally taxed on 55% of its market value. Other types of property, including vacation homes and commercial property, may be taxed differently.

Property tax rates are established by the various taxing entities that provide services to your property. These may include Iron County, Brian Head Town, school districts, and special service districts.

Who Handles Property Taxes?

Iron County Assessor

The Assessor is responsible for determining property classifications and establishing the taxable value of property. If you have questions about your property's assessed value, property characteristics, exemptions, or an assessment appeal, contact the Iron County Assessor's Office.

Iron County Treasurer

The Treasurer is responsible for billing and collecting property taxes. Questions about your tax bill, payment status, payments, or your property tax account should be directed to the Iron County Treasurer's Office.

Brian Head Town

Brian Head Town is one of the local taxing entities that receive a portion of property tax revenue. The Town does not determine the assessed value of individual properties or collect individual property tax payments.
